This loan is great if you don’t want to pay CASH for a remodel; plus the payment is super low since it is spread out over 30 years.

Remodel your home using the FHA 203k home mortgage.  One loan will cover your mortgage and the remodel all in one.  The loan is based on the after completed value of the remodel.  Just 3.50% equity or down payment required.  Unlike other home remodel loan, we base the Loan to Value (LTV) on the total fixed up home.  This will enable you to roll in more remodel costs and larger project with little cash outlay.

Here are some common renovations:

New Kitchen,  New Bathroom,  Add a new bedroom or master suite,

New Flooring, New driveway, New appliances,  Media Room / Man cave

Fix foundations, Raise Foundations to avoid future flooding,  Solar panels

New Windows,  Add sunroom,  Add handicap accessibility

FHA EEM ( Energy Efficient Mortgage)

The FHA energy efficient mortgage allow you to upgrade your home with the latest and best energy saving appliances, A/C units, windows and insulation.  This loan will help reduce your monthly energy bill and make the home more affordable.

FHA 5/1 Adjustable Rate

The Lowest monthly payment.  The 5/1 FHA adjustable rate mortgage has the lowest monthly payment.  The 5/1 mortgage is fixed rate for the first 5 years then the loan can adjust higher or lower by 1% each year after.  Currently this loan is about 1 % lower in interest than a fixed rate mortgage.  This loan can be great if you need an extra $200  to $300 a month savings  and / or if you are looking at getting out of a high interest rate loan.  A lot of FHA borrowers from the 2013 and 2014 years are great candidates for refinancing into the 5/1 ARM.  The mortgage insurance is lower and the interest rate is super low.
