This loan is great if you don’t want to pay CASH for a remodel; plus the payment is super low since it is spread out over 30 years.

Remodel your home using the FHA 203k home mortgage.  One loan will cover your mortgage and the remodel all in one.  The loan is based on the after completed value of the remodel.  Just 3.50% equity or down payment required.  Unlike other home remodel loan, we base the Loan to Value (LTV) on the total fixed up home.  This will enable you to roll in more remodel costs and larger project with little cash outlay.

FHA EEM  ( Energy Efficient Mortgage )

The FHA Energy Efficient Mortgage; EEM, is a FHA loan which improves upon your home energy efficiency.  By improving your energy consumption you can reduce your monthly energy bill.  Improvements such as a new A/C unit, new windows and insulation, plus new appliances will reduce your monthly energy usage.  The FHA EEM home loan will allow you to purchase or refinance a mortgage and add into the loan A/C, windows, and appliances.  The process requires a HERS report from Centerpoint or an inspector.  The HERS is a home energy report which tells where the home energy is being lost.  From the report we can determine which home energy improvements will help reduce the electricity costs.

FHA Remodel for Flooded Homes

The FHA has a remodel loan to help people who flooded during Hurricane Harvey.  We can refinance your current mortgage and add the needed repairs into a 30 year FHA home loan.  After the flood many homeowners’ did not receive enough money from the local government, FEMA, or flood insurance to fully repair their homes.  The FHA 203k can be a great addition to bringing your home back to life.  You can create the perfect home now.  We can remodel the flood damage, plus make other improvements such a kitchen, bathroom, pool repair, new appliances, new windows, new roof, new siding, new drive-way, new flooring, granite counters, etc.  You can truly transform your flood damaged home into a beautiful home.   The home loan can also be used to help raise the foundation to avoid future flooding.  Many homes in the Braeswood, Sharpstown, Maplewood, and Meyerland are have had repeated flooding and the foundation might need to be raised.  The FHA 203k remodel loan can help.
